Our portfolio continues to grow through properties we build, acquire and manage through Optivest Properties 3rd Party Management Services. We are well-versed in effectively managing your property, increasing profits and letting you reap the benefits. When you join our team you get instant access to resources in Operations, Human Resources, Marketing, Revenue Management, and Financial Reporting and more!

6% of gross monthly revenues with a minimum monthly amount of $1,650. This is in line with industry standards but with a slightly lower minimum. There are no setup fees and no termination fees unlike other leading self-storage third-party managers. We believe that you should be able to cease your service agreement with us at any time if you are unhappy with services or encounter a change of life circumstances.

The management fee includes everything that it takes to run your property. Of course, however much you would like to be involved, we are glad to involve you. But, we handle all of the following: employee and HR functions, day-to-day management, repairs and maintenance, accounting, budgeting, technology, marketing, auditing, tenant relations, compliance with state and local self-storage laws, revenue and expense management, delinquencies and auctions, and all other aspects of property oversight.

No. While we suggest that you do (because we think Optivest is a great brand), it is not required. Our only requirement is that you integrate onto our Optivest web platform. You can keep your existing operating name if you prefer but we always recommend adopting as much Optivest as possible!

The only extra fee is for joining on the Optivest web platform. The cost for this is $300/month which is very reasonable for the services rendered. Other third-party managers charge similar “platform” fees as well. Some other optional services you can join at your discretion are: in-house call center; upgraded revenue management software, and other technology upgrades.

That depends on how your property is being run currently. Some property owners will run personal expenses through the site, while some already have a pretty large marketing spend. After further analysis of site financials, we can provide a clearer picture of where to expect increases and decreases.

All current employees are interviewed and evaluated to see if they fit the criteria for both management and owner going forward.

In many circumstances, the facilities we take over have not been optimized in several years in terms of rate growth. Often, occupancies are very high, but high occupancy does not mean that revenue is being managed well. We perform automated and manual checks on pricing at area storage facilities. Additionally, we study the market against the current rent roll to locate opportunities for increasing the rates of existing customers. We also remain updated on the best practices of the self-storage industry.

We like to keep owners informed about any larger maintenance and repair needs. We prefer to get owner approval on these types of projects since storage owners are often very familiar with the structural and building-related details of their properties.

We offer some unique exit strategies for owners. Through our association with National Storage Affiliates (NYSE: NSA), we are constantly looking for acquisition opportunities. We can pay market (or appraised) prices for properties and can close quickly in all-cash deals. Additionally, we offer a unique opportunity for tax-deferred exits through an UPREIT (721 Exchange) option.
